Kolte-Patil Developers targets ₹6,000 crore revenue from six MMR redevelopment projects

Pune-based realty firm Kolte-Patil Developers said on Thursday it expects a combined estimated revenue potential of ₹6,000 crore from six society redevelopment projects it has added across the Mumbai Metropolitan Region (MMR). In a regulatory filing, the company said the projects would be launched in 6-12 months, according to a PTI report published on August 6, 2026.

Six redevelopment projects across the MMR

Kolte-Patil Developers said it will redevelop six societies across prime locations in the MMR. The projects are located in Santacruz West, Andheri West (Lokhandwala), Oshiwara, Versova, Ghatkopar East and Vashi.

Project location Status per company filing
Santacruz West Society redevelopment
Andheri West (Lokhandwala) Society redevelopment
Oshiwara Society redevelopment
Versova Society redevelopment
Ghatkopar East Society redevelopment
Vashi Society redevelopment

The combined estimated revenue potential of the six projects is ₹6,000 crore, the company said.

Existing portfolio and execution scale

Kolte-Patil Developers Ltd has completed over 68 projects, including residential complexes, integrated townships, commercial complexes and IT parks, covering a saleable area of more than 33 million square feet across Pune, Mumbai and Bengaluru, the company said in the same filing.

The completed portfolio spans:

  • Residential complexes
  • Integrated townships
  • Commercial complexes
  • IT parks

Blackstone strategic partnership

In the 2025-26 fiscal, Kolte-Patil entered into a strategic partnership with global investment firm Blackstone, which acquired a 40 per cent stake in the real estate firm, according to the filing. The stake acquisition was reported by PTI alongside the company's MMR expansion announcement.

What the MMR pipeline signals

For investors and analysts tracking the company, the ₹6,000 crore revenue estimate attached to the six projects quantifies the near-term growth pipeline in the MMR, a market where the company already lists Mumbai among its operating cities. The projects are expected to be launched within 6-12 months, the company said, with no separate revenue recognition timeline disclosed in the filing.

Blackstone's 40 per cent holding ties a global institutional investor to the company's equity structure, following the strategic partnership formed during the 2025-26 fiscal. Kolte-Patil did not specify a regulatory approval requirement or expected completion date for the redevelopment projects in the filing covered by PTI.
