Chennai-based real estate developer G Square Group is reviving its industrial plot development after a gap of nearly five years, with a target of selling properties worth approximately ₹2,000 crore in the current fiscal year, according to founder and managing director Bala Ramajayam.
Revival After Five-Year Gap
The company launched an industrial plot development in Gummudipoondi bordering Andhra Pradesh on Saturday, and plans to soon launch another in Coimbatore. "We could not sell industrial plots in the last five years due to various reasons, including lack of support from the government," Ramajayam told businessline. "However, this year we are bullish on this sector," he added, citing support from the new government.
Residential and Industrial Segments
On the residential side, G Square plans to sell plots worth around ₹5,000 crore this fiscal. In FY26, the company sold residential properties—including plots, villas, and apartments—worth ₹4,000 crore. The group now has over 20,000 customers and has aggregated more than 5,000 acres in locations including Chennai and Coimbatore.

Pricing Strategy and Value Challenge
The company launched its 119th project, G Square Kshetra, at Karanodai off the Chennai-Kolkata highway. It is priced at a special launch price of ₹1,890 per sq ft onwards for the first 50 bookings only—which is 50% lower than prevailing market rates of ₹4,000–₹6,000 per sq ft in the corridor, Ramajayam said.
G Square also introduced a unique value challenge: "Found a Lower Price than Ours? Get the Plot for Just ₹1." Applicable within a 3 km travel radius of the project, the initiative reinforces the project’s value proposition and pricing confidence.
IPO Plans Postponed
The company has postponed its IPO plans from 2028 to 2029 due to market conditions, Ramajayam disclosed.
Customer and Land Portfolio
Since its founding in 2006, G Square has sold plots to leading companies including JK Tyre, CEAT, LG, Murugappa Group, Tata Realty, and Ascendas. This portfolio of industrial clients underscores the company’s role in facilitating manufacturing and logistics infrastructure in Tamil Nadu.
Key Industry Linkages
While the primary focus of G Square's revival is domestic real estate, the industrial plots are likely to attract manufacturers and logistics operators, which could indirectly support supply chain infrastructure for importers and exporters in the region. The company's previous clients include multinational corporations with significant trade exposure, such as tyre makers and electronics manufacturers.
