Unsold Housing Stock Rises to 18 Months as Supply Exceeds Demand: Anand Rathi Report
India's unsold housing inventory increased to approximately 18 months in the first quarter of CY26, up from 14 months in CY24, as residential supply continued to exceed demand, according to an Anand Rathi report. Housing sales volumes declined to about 4 lakh units in CY25 from a peak of 4.8 lakh units in CY23, while residential value rose from ₹4,870 billion to ₹6,006 billion, indicating a value-volume dichotomy. The slowdown is attributed to a high base effect, affordability pressures, IT sector disruptions, and stock market corrections, but is seen as a volume correction rather than structural weakness.
