Welspun One Targets Year-End Completion for World Trade Center Thane Project

Welspun One plans to complete the World Trade Center Thane project by end of 2026, investing over ₹1,000 crore in 1.2 million sq ft of Grade A offices, retail and Urban Distribution Centres. The project is 30 per cent leased, with Aditya Birla Group and Welspun Group among confirmed occupiers.

Welspun One Targets Year-End Completion for World Trade Center Thane Project

Welspun One is targeting completion of the World Trade Center Thane project by the end of this year, according to the real asset platform, a move that will add 1.2 million sq ft of commercial development — including dedicated Urban Distribution Centres (UDCs) — to the logistics and warehousing supply in the Thane area.

The development will involve an investment of over ₹1,000 crore, including investments by tenants towards their respective spaces, the company said. WTC Thane is being developed as a first-of-its-kind integrated urban destination, bringing together Grade A offices, experience centres, food and beverage (F&B) outlets and Urban Distribution Centres within a single asset. The design is intended to accommodate large organisations' office spaces and over 50 brands across retail experience centres and F&B, according to Welspun One.

Project scope and timeline

Welspun One, described by the company as a leading real asset platform, said the project is slated for completion by the end of 2026. The 1.2 million sq ft commercial development is designed to support around 5,000 employees across its tenant ecosystem, the company said.

As a licensee of the World Trade Center brand, WTC Thane will provide occupiers access to WTC membership benefits, including opportunities to network into the wider WTCA global business network spanning over 300 World Trade Centre properties across nearly 100 countries, according to Welspun One.

Leasing activity and tenants

Aditya Birla Group has recently leased space at WTC Thane for its vault operations, while Welspun Group is also among the brands to have signed up for the development, the company said. Further occupier announcements are expected as leasing paperwork progresses.

The project is currently 30 per cent leased, with an additional offer to lease for over 20 per cent of the area, according to Welspun One.

What the UDC component means for operators

For logistics managers and 3PL operators, the notable feature is the inclusion of Urban Distribution Centres in the same asset as offices and retail. The company said WTC Thane is envisioned as a first-of-its-kind urban commercial destination in India, bringing together workplace, experience-led retail and urban logistics within a single integrated development.

Neeraj Balani, Chief Customer Officer at Welspun One, said:

As we move towards completion, WTC Thane is set to establish a new benchmark for commercial spaces designed to serve businesses, brands and consumers in a growing urban market like Thane.

For occupiers, the WTC license also means access to the WTCA network, which the company said spans more than 300 World Trade Centre properties across nearly 100 countries — a point relevant to forwarders and shippers that operate internationally.
