The housing market's persistent affordability issues are creating significant challenges for freight demand, particularly impacting rail and road sectors.

Freight Demand Decline

The SONAR Sitrep report highlights how high interest rates and tight housing turnover are reducing freight volumes. U.S. Census data shows a 2.8% month-over-month drop in total housing starts in April 2026, with a year-over-year decline of 0.9%. This downturn is particularly pronounced in single-family starts, which fell 9.0% MoM to 930,000 units.

  • Single-Family Starts: Down 9.0% MoM
  • Multifamily Starts: Up 14.3% MoM

"High interest rates and tight housing turnover are starving carriers of the residential construction and retail shipment volumes," notes the report.

Mode-Specific Impacts

The decline in residential construction is affecting various shipping modes:

  • Flatbed Freight: Traditional building materials like lumber and drywall are experiencing softness, while industrial builds are booming.
  • Rail Traffic: Forest and lumber product rail carloads have decreased by 32% YoY.

CSX Corporation reported a 9% YoY decline in its forest products segment, citing housing affordability as a major challenge.
